Our Design Process for Your Traditional Home
We follow a systematic approach to wood frame house plan development that ensures structural integrity, code compliance, and construction efficiency.
- Step 1: Consultation Meeting – This is usually a 2-hour meeting to get to know you and gather the information to put together the first concept design for your home.
- Step 2: First Review / Concept Plan – We will present the first draft to you so we can make changes and adjustments as you look over the plans. This includes a 3D walkthrough plan on the computer to allow you to see inside the house. From this meeting we will make all the adjustments and prepare for the second review.
- Step 3: Second Review – At the second review, we will begin to finalize the floor plans and finish details. We will note any adjustments to the plan for the final review. 3D walkthrough included.
- Step 4: Final Review – The final review before plans documents are developed. We will go over the floor plans, finishes, and any requested special details. After the review we will ask for your approval to put together the plan documents for you to send to your contractor.
- Step 5: Code Review - We verify compliance with ICC and/or IRC building codes for the plan set. If an engineer stamp is required, we will have our engineer to stamp the set for an additional fee.
- Step 6: Construction Documentation - Complete plans include slab floor system, floor plans by floor with dimensions, elevations, window and door sizes, roof plan system, electrical, plumbing, HVAC recommendations, and connection details. If you have added crawlspace or a basement, we will replace the slab with these pages.
- Step 7: Document Distribution - We will send the plans only to the mailing or email address that you set up at the start of the design prosses.
- Step 8: Ongoing Support - Our team remains available during construction to answer questions and clarify design details for you or your contractor up to 180 days from the plans set purchase date.
All communications will need to reference the plans set number, or you may not receive a response from us.
